Is there an HOA? If so, how much does it cost?

Nocona Hills is a gated community in Montague County. As a property owner in Nocona Hills, you are a member of the Nocona Hills Owners Association. The NHOA is governed by a 5-member board of directors, who are elected by the members every 3 years. The purpose of the NHOA is to oversee, manage, and maintain the community’s common areas as well as insure property owners obey the Covenants, Conditions and Restrictions, and Articles of Incorporation. Additionally, NHOA operates the neighborhood’s security services including the front 24-hour manned gate. The NHOA annual fees are currently $1200 per year for an improved lot and $350 per year for unimproved lots. For owners with multiple conjoining lots, only one annual fee is charged. No golf or membership to the Nocona Hills Country Club is included in these fees.

Where does Nocona Hills get its water supply?

One of the greatest attributes to Nocona Hills is its tremendous water supply of great tasting high quality water, which comes from several deep wells in the Trinity Aquifer. Two municipal water towers, located in Nocona Hills, provide the metered service to all 2705 lots, and residential water usage fees are billed monthly to property owners with water service. The Nocona Hills Water Supply Corporation is an independent non-profit organization governed by a board of directors elected by the Nocona Hills property owners / water supply customers.  For unimproved lots without an active water meter in place, an annual Water Availability Fee of $65 is assessed to owners. Owners of multiple conjoining unimproved lots are only charged one annual assessment. 

Tell me more about Nocona Hills’ 18-hole golf course.

Nocona Hills has a beautiful 18-hole golf course that is privately owned (not by NHOA) and currently managed and maintained by a loyal group of Nocona Hills’ folks. Bear Weller, a Nocona Hills’ resident and small business owner, has been the driver behind keeping the course open and in great shape since a flash flood in 2015 severely damaged the clubhouse and motel, resulting in their closure.

The course is in great shape and property owners, along with outside guests, are invited to play 7 days a week. The current green fees are $25 a round per person Monday – Thursday and $35 per person Friday – Sunday. Monthly memberships are available and include unlimited golf. Pricing is $145 per month for individuals and $175 per month for families. Carts are not included. 

Golfers do not have to be residence of Nocona Hills to play. For tee times and golf cart availability, call Bear Weller @ 940-923-8905. All green fees and monthly membership dues go directly to maintenance and upkeep of the Nocona Hills golf course. 

Currently, there is no clubhouse, restaurant, or pro-shop in operation. Please keep in mind, Nocona Hills is a private gated community. Visitors and guests of the golf course will need to be listed with Nocona Hills Security prior to entry. 

What type of security does Nocona Hills have?

One of Nocona Hills’ great attributes is its 24-hour manned security gate. Because we are a rural community, we do not have city police patrol, nor do we have the city taxes that go along with that type of service. 

The Nocona Hills Owners Association employs a full-time staff of security personnel who man the gated entrance, as well as provide security inside the property. 

Each January, residents, who are in good standing with the HOA and have paid their annual dues, are issued a Nocona Hills gate sticker for their automobiles. Members / property owners are required to notify the gate when they have vendors or guests, prior to entry to the gate. In the event that someone comes to the gate and they do not have a valid annual sticker and they do not have their name provided to the front gate security office, they will be turned away and not allowed to enter the property. The only way to keep the property safe and secure is for Nocona Hills Security to rigorously enforce the front gate access and keep records of non-residence entry and departure of the community. 

Nocona Hills’ also has a volunteer fire department, which includes a stellar group of individuals who are trained and prepared to help in the event of a fire or medical emergency.
